Isn't there going to be more wear and tear than traditional tenants?
We understand maximizing your return is incredibly important. We typically look for longer term leases of 2-4 years to eliminate turnover, vacancy, and other expenses compared to a normal tenant. When a traditional tenant moves out there is hundreds if not thousands of dollars worth of repairs needing to be made We understand the importance of keeping a well maintained property. Our clients generally leave the property in much better shape as they are only staying anywhere from 2-7 days at a time. Most our clients typically just need a place to sleep and are usually out exploring or simply using the place to relax.
In contrast, with a normal tenant that is living there day in and day out, there is a lot more wear and tear on the entire unit. We are never 100% occupied so again, the unit will be used far less.
We have an amazing team of professional cleaners that will come in after each guest typically 2-3x per week. In fact, it’s vital to my business’ success to keep the property as clean as possible which obviously is a win-win for both my company and your property
Will there be parties at my property?
Firstly, we have a strict no parties policy. Each guest goes through a careful vetting process to ensure that we’re selecting only the best guests that will be respectful to your property. We also invest thousands of dollars of our own money so we have a lot of skin in the game. We always install security cameras on the front of the property to make sure that only the guests that reserved it are occupying. For extra insurance we install noiseaware noise detection inside the property to detect any disturbances.
Can't I do this on my own?
You definitely can. However, have you considered all of the work and time it involves? Coordinating the furniture, cleaners, guests, managing the listings, ensuring your calendar is booked, etc. You might be a busy person and don’t want to manage another business. With us, you can just sit back and collect rent each month and have the peace of mind that your property is being well taken care of. Basically, we are paying you to manage and protect your investment.
